          Whether Buyer / Borrower or Seller Representation includes:
  • Review and negotiation of the real estate contract;
  • Review of engineering and environmental reports, if any;
  • Liaising with all other transaction parties, such as the seller's attorney, the brokers, the title company, the mortgage brokers, loan processors, and bank attorneys, as well as managing, transfer agents, and accounting and tax professionals;
  • Review of loan commitment letters and other bank documents as well as title insurance reports and title policy;
  • Preparation for smooth closing, having resolved any issues that may arise during the contract period;
  • Discussion and analysis as to ways in which the purchase and financing of real property fits into an existing estate plan, or making sure proper groundwork is laid when purchasing real property so that it will properly dovetail with an overall estate plan yet to be established;
  • Attend and represent at closing; and
  • Prepare Settlement Statement and closing binder disk, documenting the transaction for tax return preparation purposes and other record keeping purposes.
